We will give you a bit more insight now on Bridging Finance and how it works. So typically speaking, you have usually 3 different types of clients who require bridging lending:

- You get clients who
- So the other one is vanilla clients which mean that you have strong credentials, low loan to value on your portfolio, etc.
The most important thing is that the client has got equity from an asset they own. Then we’ve got the potential of saving it. This is because a lot of our lenders tend to lend to distress clients and they will ignore the level of debt. The rates tend to be a bit higher.
Whereas on the vendor side, the rates can be typically around 0.5-0.75, because if you’ve got really clean credentials, they love lending to you at a cheaper rate because they know they’re going to get their money back and they’ve got a big portfolio so they don’t need much security.
Whereas on the more adverse side, they like to take as much security as possible to cover them just in case, you know, the vendor does something untoward. So it’s so what we do is very comprehensive. We have lenders anything from this side to that side. So hope that’s actually covered all the points around the Law of Property Act 1925, being a homeowner and being repossessed. And also, if you’re a buyer, you want to be buying ourselves, giving you the insight of the type of work we do. So this is the typical work I do day in, day out. We do about 50 cases a month, so we’re always busy.
